As a seller, you are required to have an energy performance certificate for the property before the sale. This certificate must then be handed over to the buyer during the sale. Agreement

Before the selling process begins, a service agreement is signed between you and the real estate agent. The agreement regulates the sales assignment.

Contract
Once you, as the seller, have reached an agreement with the buyer, a private purchase contract is signed, known as "arras" or "Option de Compras." The contract specifies the price and possession date. When the contract is signed, the buyer pays a down payment as a partial payment of the final amount, which is paid on the access day. 

Payment
The notary receives the payment and is responsible for paying accrued taxes and fees, as well as distributing the final amount to you. You hand over the keys to the buyer, who can then take possession of the property after the meeting.
